This Indenture made this 19th Feb'y 1730 between Jno Pipkin of Chowan Precinct of the one part & Charles Gaffin of the Same precinct of ye other part witnesseth ye the sd Jno Pipkin for & in consideration of the sum of twenty barrells of tarr in hand paid the rec't whereof is hereby acknowledg'd hath bargained sold & by these presents doth bargain & sell into the sd Charles Gaffin all ye messuage tract and plantation of land situated in the upper part of Chowan Precinct & the reversion & reversions remainder & remainders of all & singular the premises & every part & parcell thereof & the rents issues & profitts to the same belonging or appertaining.

To have & to hold the sd messuage land tenem't & hereditm't with all & every the premises wtsoever hereby bargained or sold unto the sd Charles Gaffin his heirs & assigns for ever & also all estate & estates right title use interest possession property or demand at wtsoever of him the sd Jno Pipkin to the only use & benefitt of the sd Charles Gaffin his heirs & assigns for ever absolutely without any maner of conviction or redemption in any wise & the sd Jno Pipkin doth covn't & grant to & with the sd Chas Gaffin his heirs & assigns by these presents ye he the said Chas Gaffin for his heirs & assigns & their farms & tenents shall or lawfully may from time to time & at all times forever hereafter freely quietly & peaceably have hold occupy possess enjoy all & singular the sd close messuage & premises with all & singular their apurts belonging as followeth.

Beginning at a water oak in Niclin Swamp the beginning of the pattent line yn running up the pattent line to a path call'd Alexander Carter's path ye along the sd path by a line of mark'd trees to a branch call'd Pipkin's Cleaning Branch to a pine ye down the sd branch to a branch call'd the Broad branch ye down the broad Branch to Mill Swamp to a white oak ye down the sd swamp to the first station containing in the whole one hundred acres & every the rents issues profits & comodities thereof & of every part & parcell there of have & take without delay manor of Lett Suit trouble disturbance or other molestation wtsoever of him the sd Jno Pipkin his heirs assigns or any other person or persons wtsoever having any lawful interest claim or demand in the sd premises or any part or parcell thereof.

And the sd Jno Pipkin & his heirs the sd messuage tennemt tract & plantation of land with the apurts unto the sd Chas Gaffin his heirs and assigns against him the sd Jno Pipkin & his heirs shall & will for ever defer by these presents.
