John Pipkin to Titus Carr Deed, 1788

To all people to whom these presents shall come greeting. Know ye that I John Pipkin Planter of Pitt County & State of North Carolina for & in consideration of the sum of seventy five pounds specie to me in hand well & truly paid before the ensealing & delivery of these presents by Titus Carr of the county and state afsd Taylor the receipt whereof I do hereby acknowledge I myself therewith fully satisfied contented & paid & have given granted bargained sold aliened conveyed & confirmed & by these presents do freely fully & absolutely give grant bargain sell alien convey and confirm unto the said Titus Carr his heirs and assigns for ever one messuage tract or parcel of land situate lying and being in the county affsd & on the south side of Little Contentney Creek containing by estimation two hundred acres of land be the same more or less butted and bounded and as followith / to wit /

Beginning at a pine on Phillip Pipkins line running north one hundred poles to a pine John Moyes corner thence west three hundred & twenty poles with the said Moyes line to a white oak thence south one hundred poles to a pine on Phillip Pipkins line then with the said Pipkins line to the first station a tract of land formerly granted to Millus Broom bearing date one thousand seven hundred & eighty two. To have and to hold the said bargained & sold premises together with all and singular the houses buildings gardens orchards woods underwoods mines minerals timber and timber trees with all other appertances whatsoever to the same belonging or in any wise appertaining unto him the said Titus Carr his heirs exr admr & assigns for ever & I the said John Pipkin being heir to Daniel Pipkin my father from whom the land became mine for myself my heirs exrs admrs do covenant promise & grant to & with the said Titus Carr his heirs & assigns that before the ensealing & delivery thereof I am the true sole & lawfully owner of the above bargained premises & am lawfully seized & possessed with the same in mine own proper right as a good & absolute estate of inheritance in fee simple & have in myself good right & full power & lawfull authority to sell & dispose of the same in manner & form as followeth / that the said John Pipkin do warrant & secure the same free from all mortgages wills entails jointure dowries judgements executions incumbrances & extents forever hereafter to warrant secure & defend the same from the lawful claim or any person or persons whatsoever & that the said Titus Carr his heirs exrs admr or assigns shall have sole use occupy possess & convey the sd premises in manner as above.

I the said Susannah Pipkin the wife of the said John Pipkin do hereby assign over and relinquish all my right of dower & power of thirds unto Titus Carr his heirs exrs admrs assigns forever further I the said John Pipkin do engage the sd demised premises free & clear from all person.
