Philip Pipkin to Jesse, Asa & Isaac Pipkin Deed, 1786

This Indenture made the twenty first day of December one thousand seven hundred and eighty six between Phillip Pipkin of the one part & Jesse Pipkin, Asa Pipkin & Isaac Pipkin of the other part – Witnesseth that the said Phillip Pipkin as well for & in consideration of the natural love & affection which he hath & beareth unto the said Jesse Pipkin, Asa Pipkin & Isaac Pipkin his sons as also for the better maintenance & preferment of the said Jesse Pipkin, Asa Pipkin & Isaac Pipkin hath after my death, given, granted, enfeoffed, aliened & confirmed & by these presents doth give, grant, alien, enfeoff, confirm after my death unto the said Jesse Pipkin, Asa Pipkin & Isaac Pipkin the different tracts of land & improvements as they stand under written to wit:
To Jesse Pipkin all that messuage or tenements &c with all & singular its appurtenances & all houses, out houses, lands &c situated lying & being in Pitt County & fork of Little Contentnea Creek & on the east side of east prong of the Spring branch where I now live containing two hundred and fifteen acres more or less.
To Asa Pipkin two hundred & sixty three acres beginning at the mouth of the Spring branch & runs with the east prong of said branch until it strikes the old patent line thence north with said line to the corner thence west 224 poles to the centre of three oaks thence south to Sandy Run then east down said Sandy Run to the beginning.
To Isaac Pipkin two hundred & thirty seven acres beginning at Asa Pipkin’s west corner & runs west 244 poles to a pine Woode Belchers corner then south to Titus Carr’s line then with said line to Sandy Run then east to a chinquapin then north with Asa Pipkin’s line to the beginning be the same more or less & the reversions & revisions, remainder rents & services of the said premises & all the estate, right, title, interest, property claim & demand whatsoever of him the said Phillip Pipkin after his death of in & to the said land & tenements & to every part & parcel thereof with the appurtenances thereunto belonging.
To have and to hold the above said land & improvements hereby given & granted or mentioned or intended to be given and granted, unto the said Jesse Pipkin, Asa Pipkin & Isaac Pipkin their heirs & assigns forever to the only proper use & benefit of them their heirs & assigns forever & the said Phillip Pipkin his heirs & assigns doth covenant & grant to and with the said Jesse Pipkin, Asa Pipkin & Isaac Pipkin their heirs & assigns by these presents that the said Jesse Pipkin, Asa Pipkin & Isaac Pipkin their heirs & assigns shall & may from hence forth forever hereafter, peaceably & quietly have hold, occupy, possess & enjoy said land & tenements my own natural life excepted & provided that my son Isaac or Jesse Pipkin should decease without lawful issue my will & desire is that my beloved son Enos have that part of land above given to either of my sons Isaac or Jesse that should first decease & if they both should die without lawful heir I hereby give unto my son Phillip Pipkin all that part of land above given unto my son Isaac or Jesse Pipkin that should die.
