John Pipkin Sells Part of his 1719/20 Chowan County Land Grant

This indenture made this twenty ninth day of January in the year of our Lord Christ one thousand seven hundred and fifty three between John Pipkin of the county of Johnston Planter of the one part and John Lewis of the county of Chowan of the other part.

Witnessed that the said John Pipkin for and in consideration of the sum of fifteen pounds current money of Virginia to him in hand paid before the enrolling and delivery hereof the receipt whereof he doth hereby acknowledge and thereof and he there from doth for ever aquit and discharge the said John Lewis hath granted, bargained, sold, aliened enfeoff and confirmed and by these presents doth fully freely and absolutely grant bargain sell alein enfeoff and confirm and he the said John Lewis a certain tract or parcel of land situated lying and being in Chowan County on the south side of Mills Swamp.

Beginning at a white oak standing in a branch a corner tree at Redicks path so running along said branch to a corner tree of Robert Rogers running by a line of marked trees to another corner tree of Robert Rogers so lying by a line of marked trees a corner pine a corner tree thence running by a line between John Shines and thence running line between Edw Hares thence and to a corner tree a pine so runnning along Jas Spites line so running along Edw Hares line to corner tree a pine so thence running along Hares line to Mills Swamp to a corner tree so running down the said Swamp to William Scotts line containing by estimation five hundred and forty acres of land be the same more or less together with all and singular the houses out houses barns buildings gardens orchards fences improvements ways water woods underwoods timber and timber and trees whatsoever to the same belonging or any wise appertaining to have and to hold the before granted land or hereby intended to be granted and bargained land and premises with their and every of their appurtenances together with all and singlar the reversion and reversions of remainder rents issues and profits whatsoever thereto belonging or anywise appurtaining together with all patents deeds conveyances receipts writings touch concerning the same and that well and sufficiently saved harmless and indemnified of and from all manners of charge or incumbrances unto the same whatsoever the quitrents thereof issuing and becoming to the land of the fee only excepted unto the said John Lewis his heirs and assigns forever and the said John Pipkin for him his heirs Exr Admr doth covenant grant of and agree with the said John Lewis his heirs and assigns in manner following that is to say that for the said John Pipkin has sold granted lands or premises and unto the said John Lewis his heirs and assigns against the lawful claim or demand of all manner of persons whatsoever claiming the same shall and will warrant and forever will by those presents defend and further that the said John Pipkin his heirs Exr Admr either or any of them shall and will at anytime hereafter upon the reasonable request and changes in the law of the said John Lewis his heirs and assigns make true and in due form of law executed all such futher as other deeds conveyed in the law for this further ensuing or more sure conveyances of the before granted land and possessions by their or either of them their or either of their councels learned in the law shall be reasonably required advised or devised.

Chowan County - October County Court 1753

Present his majesties justices these may certify that the within deed of sale of land from John Pipkin to John Lewis was duly proved in open court by the oath of Joseph Brady one of the subscribing evidences thereto and on motion was registered.
