To All to whom these presents shall come John Pipkin Senr for and in consideration of [blank] shillings to me in hand paid before the ensealing [blank] hereof by John Pipkin Junr the receipt whereof acknowledge & myself fully satisfied conte and thereof of every parcel thereof do acquit Discharge the said John Pipkin Junr his heirs exers have given granted bargained sold aliened conveyed by these presents do freely fully and absolutely give sell alien convey and confirm unto him the [blank] his heirs and assigns forever one tract lying and being in Chowan Precinct containing [blank] be it more or less being part of a patent granted to Charles Scott of Nansemond County Dec'd bearing date the 17th April 1694 & is bounded as followeth:

Beginning at the mouth of a branch & runs out of the Swamp called Nickel Swamp and running up the sd swamp to the beginning of the Patent to a Mark'd Hickery in or near the mouth of a Branch then running up the branch along the patent line to the upper corner tree of a Patent to a white oak then along the side line of the Patent to a white oak standing in or near the sd patent line & down a small branch by a line of Mark'd trees in or by the sd branch to a gum standing in or near the sd swamp at the first beginning relation being thereon had may more fully & at large appear to Have and to hold the sd granted & bargained premises with its appurts priviledges, commodities to the same belonging or in any wise appertaining to him ye sd John Pipkin Junr his heirs and assigns for ever and to his and their proper use benefit & behoof & I the sd John Pipkin Senr for me my heirs exe'rs adm'rs do covenant grant promise and agree to & with the sd John Pipkin Junr his heirs and assigns that before the ensealing hereof [blank] sole and lawfull owner of the above bargained lawfully seized and possessed of the same in my perfect & absolute inheritance [blank] in myself good right full power grant bargain sell convey and confirm [blank] as aforesaid and the said [blank] heirs and assigns for ever hereafter by force lawfully peaceably and quietly have & enjoy sd demised premises free and [blank] acquitted exonerated discharged of and [blank] of former and other gifts grants bargains [blank] leases wills entails judgmts executions what [blank] more I the sd John Pipkin Senr for myself my heirs covenant & engaged the above demised premises to him Jno Pipkin Junr his heirs and assigns against the lawful [blank] demand of any person or persons whatsoever.

To warrant secure and defend in witness I here [blank] and seal this 17th Janry 1732.
